Role Overview:
We are seeking an experienced and dynamic GM / AVP Office Leasing to lead leasing operations for premium commercial office spaces. The role will be responsible for driving leasing revenue, achieving annual business targets, managing strategic client relationships, and ensuring long-term account growth across assigned territories. The ideal candidate will possess extensive experience in commercial real estate leasing, strong industry networks, and a proven track record of handling large leasing portfolios and key accounts.
Key Responsibilities:
Leasing & Business Development:
- Drive leasing of commercial office spaces and achieve annual leasing targets as defined in the business plan.
- Identify, engage, and onboard high-quality corporate clients across assigned territories.
- Develop and execute leasing strategies to maximize occupancy and revenue generation.
- Lead negotiations, commercial discussions, and deal closures with prospective clients.
- Build and maintain a strong pipeline of leasing opportunities.
Key Account Management:
- Manage long-term relationships with key clients, occupiers, and corporate decision-makers.
- Ensure high levels of client satisfaction through proactive engagement and service excellence.
- Act as the primary point of contact for strategic accounts and oversee account growth initiatives.
- Facilitate smooth onboarding and transition of clients into the organizations properties.
Stakeholder & Broker Management:
- Build and maintain strong relationships with IPCs (International Property Consultants), channel partners, and brokers.
- Drive city-level market development initiatives and broker engagement programs.
- Represent the organization at industry events, networking forums, and client meetings.
Cross-Functional Coordination:
- Collaborate with internal teams including operations, legal, finance, projects, and facility management to ensure seamless deal execution.
- Monitor leasing processes and ensure timely completion of documentation and approvals.
- Support operational readiness for new client onboarding.
Market Intelligence & Strategy:
- Track market trends, competitor activities, pricing benchmarks, and customer requirements.
- Provide regular market intelligence and strategic recommendations to senior leadership.
- Identify emerging business opportunities and expansion prospects within the commercial real estate sector.
Team Leadership:
- Lead, mentor, and develop high-performing leasing teams.
- Drive a performance-oriented culture focused on target achievement and customer satisfaction.
- Establish clear goals, monitor performance, and provide coaching to team members.
Qualifications & Experience:
- Graduate in any discipline; MBA preferred.
- 15 - 20 years of experience in commercial real estate leasing with leading real estate developers, REITs, or IPCs in India and/or international markets.
- Proven experience in managing large office leasing portfolios and achieving revenue targets.
- Strong relationships with Corporate Real Estate (CRE) Heads, CXOs, and key decision-makers.
- Good understanding of commercial real estate operations, building management systems, facilities management, audits, SOPs, and property operations.
- Demonstrated success in leading large teams and managing strategic client relationships.
- Extensive industry network within the commercial real estate ecosystem.
