Job Title : Business Development Manager - Emerging Cities / Second Homes (AVP Grade)

Role Overview:
The Business Development Manager - Emerging Cities (AVP Grade) will drive market entry, revenue growth, and developer partnerships for Cushman & Wakefield's residential and second-home portfolio in high-potential Tier-2 destinations. The role focuses on identifying investment-led opportunities, building local ecosystems, and closing high-value transactions with HNI/UHNI and institutional clients.
Key Responsibilities:
- Lead business development for second homes, plotted developments, villas, and lifestyle residential projects in assigned Tier-2 markets
- Build strong relationships with local and national developers, landowners, and channel partners
- Identify land parcels, early-stage projects, and off-market opportunities
- Engage HNI/UHNI investors, family offices, NRIs, and institutional buyers
- Drive end-to-end deal closures including sourcing, negotiations, and documentation
- Develop market entry strategies and GTM plans for new destinations
- Track local regulations, zoning norms, and development guidelines
- Work closely with research, capital markets, and marketing teams to package opportunities
- Achieve revenue, mandate acquisition, and closure targets aligned with AVP KPIs
- Represent Cushman & Wakefield at local forums, site visits, and investor meetings
Key Skills & Competencies:
- Strong understanding of Tier-2 / emerging city real estate dynamics
- Expertise in second homes, plotted developments, villas, and destination real estate
- Ability to build markets from ground up
- Strong local network with developers, brokers, and authorities

Qualifications & Experience:
- Graduate / Postgraduate in Business, Real Estate, Finance, or related field
- Proven experience in Goa, coastal, pilgrimage, or weekend-home markets preferred
- Track record of closing high-value and early-stage mandates
