Legal Manager / Senior Legal Executive

A. Title Due Diligence & Legal Risk Management

• Lead comprehensive title due diligence for land and property acquisitions, ensuring clear and marketable title
• Scrutinize and verify complete chain of title (3040 years) including all modes of transfer
• Analyse Encumbrance Certificates (EC) and resolve existing charges, mortgages, or legal issues
• Review and validate revenue records (RTC, MR, Khata, tax receipts)
• Verify land conversion orders, zoning compliance, layout approvals, and statutory permissions
• Identify legal risks, title gaps, and implement mitigation strategies
• Issue clear or conditional legal title opinions and reports

B. Transaction Documentation & Advisory

• Draft, vet, and negotiate:
• MoUs
• Agreements for Sale
• Sale Deeds
• Joint Development Agreements
• Powers of Attorney
• Legal Notices & Declarations
• Advise management on legal structuring of property acquisitions

C. Compliance

• Independently liaise with:
• External advocates
• Banks and financial institutions
• Handle public notices, objections, and litigation coordination
• Ensure regulatory and statutory compliance for all property transactions

D. Legal Operations & Reporting

• Maintain legal trackers and documentation systems
• Prepare and present risk reports and title summaries to management
• Support audits and lender due diligence

Required Qualifications & Skills

• LL.B Degree (mandatory)
• 4–6 years of focused experience in real estate/property legal domain
• Proven expertise in title due diligence and land acquisition processes
• Strong command over Kannada (reading/writing mandatory)
• In-depth knowledge of Karnataka land laws and documentation
• Ability to independently handle transactions end-to-end
• Excellent negotiation and coordination skills
