JD
Operational:
- Overall management allotted group of Properties under Propcare operations in one or multiple cities.
- Visiting / monitoring of sites on regular basis and instruct the respective Property Managers for any
improvements.
- Interacting with the Property Managers about the day to day operations and escalations if any on regular
basis
- Adherence to timely closure of complaints to ensure Customer satisfaction and getting periodical feedback
on the Customers / RWAs for review of the performance.
- Providing approval for any works / purchases with respect to the allocated Properties
- Coordinating with Propcare HO in release of POs / WO’s and payments to Vendors / Service Providers
- Interacting with respective Clients / Associations on regular basis (as per agreed frequency)
- Appraising Head Propcare / Functional Head for any suggestions beyond his control
Financial:
- Provide budget estimates at ABP R0 stage.
- Provide inputs for monthly and quarterly financial MIS.
- Verification and approval of petty repair vouchers and Vendors / Service providers bills for process
- To ensure the financial expenses are within the approved budget limits
Vendor Management:
- Interacting with Vendors regularly to ensure uninterrupted services at Properties
- Ensure timely execution of Contract agreements with Vendors
- Ensure timely renewal / release of Work Orders to the Vendors
- Negotiation with the Vendors if the provided quotes seems abnormal for any repairs / works
Budget Management:
- Involving in preparation of annual budget of various Properties
- Providing alert for revision in case any particular budgeted line items are getting exhausted
- Adherence to act within the approved budgets
Implementation to ISO:
- Adherence to implementation of ISO as per the various standards
- Ensure timely submission of records / documents without any reminders
- Ensure audit of properties as per the schedules and timely submission audited checklists and closure of NC’s
if any during the audit.
- Extending cooperation during the external audit to ensure getting the certification of standards.

Implementation to Facility Management Software: • Adherence to implementation of facility management software in all the Properties • Insisting Property Managers to use the software on regular basis and ensure timely closure of complaints raised by the Customers. • Review and submission of periodical management reports both internal and external. Adherence to IT protocol: • Ensure adherence to IT protocol by self and the reporting staff • Getting IT dept. approval for any replacement / procurement of IT peripherals Submission of MIS reports: • Timely submission of MIS, MMR reports to the management • Review of quarterly MIS with Head Propcare for submission Contract negotiations: • Providing maintenance proposals to the respective Clients / RWA’s well in advance as per the agreed terms. • Following up till closure and ensure timely renewal of contracts with the existing Clients / RWA’s. External business development: • Pitching to the external properties other than the Properties of Mantri Developers. • Survey of the Properties, providing proposal, following with respective Clients / RWA’s till closure • Providing relevant details to the Accounts team to take necessary budget approval to release the WO’s to the service providers.
