Most Goa developers have a distribution problem, not a product problem. 30 million NRIs want Indian real estate. Most developers cant reach them — no payment plan structured for overseas buyers, no broker network in Dubai or Mumbai, no one who knows how to move ₹5 Cr+ properties to HNIs whove never visited the plot.

Were building that distribution layer at NOMA and we need one senior person to run it.

This role is part of the setup of Manzils PE practice in India.

NOMA

Phase 1 of this role is to sell external developer mandates — building the broker network, testing the payment plan model, and generating revenue from day one. The goal is deliberate: by the time NOMA launches its own inventory, you will have a live, active distribution network already in place. That network is what makes NOMA stock easier to sell, faster to move, and credible with buyers from day one of launch.

We are building the sales infrastructure from zero. Your job is to own it.

What you will do:

→ Negotiate sales mandates with Goa developers at 4–7% commission

→ Sign master brokerage agreements with national and international property firms

→ Build an active broker network across all of India and UAE — not just 1–2 cities

→ Bring brokers and buyers to Goa — Hireavilla stays, site visits, lifestyle experience

→ Structure NRI and HNI payment plans for every mandate

→ Close deals personally and earn from every deal your network closes

→ Build and manage a sales team as volume grows

Compensation:

→ Fixed: ₹1–1.5L/month guaranteed

→ Direct sales: 50% of broker allocation on deals you personally close

→ Milestone bonuses: ₹5L–₹30L per milestone · master brokerages + active broker count

→ Equity: 0.5–2% of Manzil · confirmed Month 12 · vesting from Year 2

Who we are looking for:

→ 7+ years in luxury real estate sales — senior enough to negotiate mandates and build a team independently

→ ₹150 Cr+ of luxury real estate personally closed — ₹5 Cr+ per unit

→ Has negotiated master brokerage agreements with large national or international property firms

→ Has sold across multiple Indian cities and/or to NRI buyers — not a single-market operator

→ Has built or managed a sales team

→ Commission-motivated — the fixed is the floor, commission is the income
