Role Overview
The Director of Projects & Delivery is responsible for leading the successful execution of all Turnkey projects across the organization in the UAE & lower Gulf region. This role provides strategic leadership to the project management, site delivery, and project controls teams to ensure high standards of quality, profitability, safety, and client satisfaction. The Director oversees project planning, resource allocation, commercial oversight, risk management, and operational performance across all active projectsensuring on-time, on-budget, and high-quality delivery aligned with Tripod's reputation for excellence.
Key Responsibilities:
1. Strategic Leadership & Project Oversight
Lead the entire Projects & Delivery division, including project managers, site managers, project engineers, planning, and project controls teams.
Provide high-level leadership across all project stages: initiation, planning, execution, monitoring, and close-out.
Oversee multiple concurrent projects - that include Retail, Commercial & Residential Projects, ensuring they meet quality, safety, budget, and schedule requirements.
Set project delivery standards, governance frameworks, KPIs, and reporting formats for the organization.
2. Planning, Execution & Operational Management
Approve master project schedules, resource plans, and budget allocations for all incoming projects.
Monitor project progress, risk exposure, procurement dependencies, and contractual obligations.
Implement robust project controls, performance tracking, and progress reporting mechanisms.
Drive operational efficiencies across production, logistics, procurement, and site delivery functions.
3. Client & Stakeholder Management
Act as the senior point of contact for key clients, consultants, and partners throughout project delivery.
Lead client meetings, progress reviews, and strategic discussions on project direction and priorities.Ensure client expectations are understood, managed, and exceeded throughout the delivery cycle.
Resolve major project issues, disputes, or design/technical challenges at senior level.
4. Team Leadership & Capability Development
Mentor, coach, and develop the project management and site delivery teams, strengthening organizational capability.
Oversee workload distribution, resource planning, and talent development across all project delivery roles.
Conduct performance reviews and ensure teams adhere to the company's standards of excellence.
Promote a culture of accountability, collaboration, and continuous improvement.
5. Budget, Commercial & Risk Management
Oversee commercial performance, cost control, and profitability across all projects.
Ensure alignment between project delivery and commercial objectivesincluding variations, claims, and cash flow.
Work closely with finance, procurement, and contracts teams to ensure full compliance with contractual obligations.
Identify risks early, implement mitigation strategies, and ensure escalation protocols are followed.
6. Quality, Health & Safety Assurance
Ensure all projects meet or exceed quality benchmarks and client specifications.
Oversee the implementation of HSE policies, site safety plans, and compliance standards.
Conduct periodic site audits to monitor safety, workmanship, and progress.
Promote a safety-first culture across all site operations.
7. Continuous Improvement & Organizational Development
Implement best practices in project delivery, reporting, cost management, and site execution.
Drive innovation in technology, processes, and project methodologies to enhance efficiency.
Collaborate with senior management to support business development, proposals, and major bids.

Qualifications & Experience
Master's degree in Engineering , Architecture or Construction/Project Management (preferred).
Professional certification (PMP, RICS, PMI-SP, etc.)
15+ years of experience in project delivery within high-end fit-out
Minimum 7+ years in a senior leadership role overseeing multiple large-scale projects.
Proven track record managing luxury retail, commercial, or hospitality fit-out projects in the GCC.
Strong commercial, contractual, and operational management experience.
Key Competencies

Robust commercial and contractual understanding with Industry Connects & Client Goodwill
Exceptional communication, negotiation, and client engagement skills.
Deep knowledge of fit-out, joinery, MEP coordination, and site execution.
Ability to work under pressure and make high-impact decisions.
Additional Information
Ability to travel within the GCC and other markets to active project locations as required.
Immediate or short-notice availability is an advantage.
