Aditya Birla Group - Team Manager - Legal

We are seeking an experienced legal professional to support the legal function for real estate development projects across MMR. The role requires strong expertise in real estate transactions, title due diligence, RERA compliance, litigation management, and contract documentation. The ideal candidate should have prior experience in reputed law firms or real estate organizations with significant exposure to real estate legal practice.

Key Responsibilities:

- Draft, vet, review, and negotiate transaction documents. Manage end-to-end transaction execution and closure, including documentation, coordination, and registration.

- Review and finalize title due diligence reports for land acquisition, development, redevelopment, and joint development opportunities.

- Identify title-related risks, legal gaps, and encumbrances.

- Coordinate with external law firms, consultants, and internal stakeholders.

- Handle RERA registrations for residential and commercial projects.

- Draft and review customer-facing legal documentation including Agreements for Sale, allotment letters, declarations, and application forms.

- Ensure periodic RERA compliance and statutory disclosures.

- Advise business teams on legal and regulatory obligations under RERA and applicable real estate laws.

- Manage society formation, conveyance documentation, and related legal processes.

- Handle litigation matters including customer disputes, contractual disputes, title issues, redevelopment disputes, and regulatory proceedings.

- Draft notices, replies, pleadings, affidavits, and legal correspondence.

- Coordinate with advocates for legal strategy, hearings, and case management.

- Attend hearings before judicial and quasi-judicial forums.

- Track key legal risks and ensure timely escalation.

- Provide legal support to CRM, sales, finance, design, operations, and marketing teams.

- Draft and review commercial agreements and operational contracts.

- Review marketing collateral from a legal and compliance perspective.

- Support audits, internal compliance reviews, and project-related legal matters.

- Address customer legal queries and documentation concerns.

Desired Skills:

- Strong knowledge of Real Estate Law, RERA, Maharashtra land laws, and conveyancing

- Expertise in title due diligence and transaction structuring

- Contract drafting and negotiation

- Litigation and dispute resolution
