About the role:

We are looking for a detail-oriented Credit Specialist to support high-quality mortgage loan decisions at Zillow Home Loans. In this role, you will conduct thorough reviews of mortgage loan files to assess compliance with agency, company, and investor guidelines, helping ensure the salability of closed loans.

This is a strong fit for someone who brings sound judgment, a high bar for accuracy, and the ability to work effectively in a fast-paced mortgage operations environment. You will play a key role in reviewing documentation, identifying deficiencies, documenting decisions clearly, and partnering cross-functionally to keep files moving efficiently.

What youll do:

• Conduct thorough reviews of mortgage loan files to determine compliance with agency, company, and investor guidelines
• Review resubmitted files and supporting documents to assess completeness and eligibility
• Make and issue independent, compliant loan decisions
• 
  Enter information into Encompass LOS to document and validate file decisions
• Maintain service level expectations and turn-time standards
• Protect confidential and sensitive customer information
• Respond to audits and post-closing issues in a timely manner
• Maintain working knowledge of agency and investor guidelines, policies, regulatory changes, and market developments
• Partner closely with processing staff to resolve underwriting deficiencies, calculation errors, and credit documentation questions
• Communicate clearly and effectively with internal partners to support timely, accurate file progression

What were looking for:

• Minimum 5+ years of recent residential mortgage underwriting experience
• 6+ years of overall mortgage industry experience

  Get Hired
  Demonstrated ability to underwrite mortgage loan files for agency compliance and investor guidelines
• Strong experience reviewing and evaluating borrower profiles, including income documentation, personal and business tax returns, credit reports, preliminary title reports, and appraisals
• Ability to make sound, independent underwriting decisions while balancing risk, quality, and turnaround expectations
• Proven ability to manage a large pipeline and perform effectively under pressure and tight deadlines
• Strong analytical, decision-making, problem-solving, and prioritization skills
• Ability to succeed in a fast-paced, high-stakes environment while maintaining a high bar for quality and production standards
• Strong verbal and written communication skills, with the ability to build and maintain professional relationships with peers and management
• Experience underwriting Jumbo loans preferred
• Experience with recent manual underwriting preferred
• Experience in a medium to large nonbank lender environment preferred
• Encompass experience preferred
• High level of discretion and professionalism when handling confidential and sensitive information
