Description

AHS, a leading luxury real estate developer, is looking for a talented finance manager to join our financial team. In this pivotal role, you will be responsible for managing financial operations, analyzing financial performance, and supporting strategic decision-making to ensure the successful management of our high-end real estate projects. The ideal candidate will have a strong background in finance and accounting, with demonstrated experience in the real estate sector.

1. Financial accounting & reporting

• Expertise in percentage of completion (POC) accounting for off-plan projects in line with IFRS.
• Ensure accurate month-end and year-end closing, including accruals, provisions, and reconciliations.
• Maintain general ledger integrity, review journal entries, and ensure proper classification of transactions.
• Oversee AP/AR aging analysis, monitor overdue balances, and implement collection strategies.
• Prepare detailed management reports (cash flow, profitability, project cost analysis) for decision-making.
• Prepare consolidated financial statements for multiple entities and projects.
• Coordinate with auditors for statutory audits and ensure timely completion.

2. Regulatory & compliance

• Ensure adherence to RERA guidelines, Oqood registration, escrow account management, and TAS reporting.
• Maintain compliance with UAE VAT laws, including accurate filing and reconciliation.
• Liaise with banks, auditors, and government authorities for regulatory requirements.

3. Cash flow & working capital

• Monitor project cash flows and ensure proper utilization of escrow funds.
• Optimize working capital through effective AP/AR management and vendor negotiations.

4. Stakeholder coordination

• Collaborate with sales, legal, and project teams for transaction integrity.
• Communicate financial insights and compliance updates to senior management.

5. Systems & process improvements

• Drive ERP system enhancements and ensure accurate integration with project and sales modules.
• Automate reporting processes to improve efficiency and reduce manual errors.

Requirements

• Bachelors degree in finance, accounting, or a related field; master’s degree or relevant certification (CMA, CFA, CPA) is a plus.
• Proven experience as a finance manager or similar role in the real estate sector (5-10 years).
• Strong understanding of financial reporting, budgeting, and forecasting processes.
• Exceptional analytical skills with the ability to interpret financial data.
• Proficiency in financial software and Microsoft Excel.
• Strong communication and interpersonal skills.
• Ability to work collaboratively in a team environment.
• Experience in cash flow management and investment analysis.
• High attention to detail and commitment to accuracy.
• Ability to manage multiple tasks and prioritize effectively.
