About the company:
The Restack is a prop-tech startup based out of Bangalore. Through our technology-based investing platform, we are democratizing access to Institutional grade real estate investments.
The platform enables fractionalization of large real estate investments into smaller investment sizes, making them accessible to the retail investor and enabling portfolio diversification.
Restack provides the retail investors attractive risk adjusted returns through a turnkey approach to property and credit investing, which is backed by a fully digital investment process and active property management by our inhouse team.
Each investment is sourced and screened by us and is secured by underlying real estate across plotted, office, warehousing, co-working and other emerging real estate asset classes.
- Work along with the investments team to generate deal pipeline and evaluate multiple investment proposals received, either directly or through investment bankers.
- To filter and identify deals with a strong investment rationale and fitting the underwriting parameters of the company.
- Build the investment thesis and the most appropriate investment structure for the selected investment.
- Creating detailed information memorandums with the investment thesis covering all details on sponsor, location, project, transaction structure and security.
- Building detailed entity or project level financial models with FCFF and FCFE level cash flows. Calculating the IRR & NPV of the cash flows. Running sensitivity/ stress tests on key financial ratios like LTV, Security cover, DSCR, ISCR.
- Participate and actively contribute in all committee discussions for the investment opportunity.
- Co-ordinate with third party agencies for completion of various due diligences required like title, valuation, technical, documentation.

- Ensuring uploading and updating of all investment data on the technology platform basis monthly/ quarterly updates.
- Preparing periodic asset management reports for management and investors covering investment/ asset performance, updates and return calculations.
Qualifications:
- MBA from a reputed institute/Qualified CA/Semi Qualified CA
- Candidate with 1 to 2 years of experience in investments with an Investment Banking firm, NBFC, Private equity; Preferably real estate focused.
- Good working knowledge of MS excel and MS power-point.
- Motivated and team player. Strong analytical and quantitative skills.
- Ability to work under tight timelines.
