• Bangalore Development Authority (BDA) regulations
• Bangalore Metropolitan Region Development Authority (BMRDA) processes
• Bangalore Water Supply and Sewerage Board (BWSSB) approvals
• Karnataka State Pollution Control Board (kspcb)
• Karnataka Fire and Emergency Services clearances
• Karnataka Real Estate Regulatory Authority (KRERA)

Preferred Skill Set:

1Land conversion (DC conversion)

• Plan sanction process
• Commencement certificate (CC)
  
• Occupancy certificate (OC)
• RERA registration
• Environmental clearance (if applicable)

2 Government Relationship Management

• Strong network with officials across departments
• Ability to follow up efficiently without damaging relationships
• Understanding of procedural timelines and documentation requirements
• Knowledge of whom to approach for specific approvals

3 Documentation & Compliance Expertise

• Preparing and verifying technical documents
• Coordinating with architects, legal teams, and consultants
• Ensuring error-free submissions
• Tracking approval status systematically

4 Negotiation & Communication Skills

• Clear communication with government officers
• Internal coordination with project, legal, and CRM teams
• Conflict handling during objections or rejection cases
• Drafting official letters and compliance responses

• 5 - 10+ years in real estate approvals
• Deep local network
• High patience & persistence
• Excellent documentation skills
