Vice President - Asset Management - Real Estate
Job Description
Asset Management and Operating Performance :
- Protect company and investor interests by partnering with on-ground teams for all core activities of the operational assets spanning operating performance, value enhancement, cash flow management, operational excellence, revenue management, marketing, risk and compliance, etc.
- Actively support on-site operations teams, to maximize the operational efficiency of the investment and improve the bottom line (NOI) of the asset.
- Drive initiatives that can help in revenue enhancement in the form of increasing sales for the centre, enhance footfalls, drive rental growth through creative deal structuring, etc.
- Work with various internal and external stakeholders to improve valuation of the asset.
- Provide inputs on structure and revenue proposals from leasing, marketing, events, promotions, etc. along with the sales and marketing team.
- Track and review impact of key operating and capital expenditures throughout the course of the year in terms of procurement process, cash flow, business operations, etc.
- Ensure compliance by the business and operations teams of the asset, across secretarial, financial, operational, regulatory and other matters.
- Drive adoption of all technological products for the asset with respect to sales & marketing, finance, compliance, etc.
- Help achieve ESG targets for the centre by ensuring adherence to global benchmarks and best practices.
- Drive various asset enhancement initiatives that can contribute towards increased development footprint, enhanced revenues, customer experience, product offering, etc.
- Interface with key brands, vendor partners, property managers, financial controller, lenders, public agency partners, and other third parties, as required to achieve annual targets and long-term vision for the asset.
Reporting, Due Diligence and Investment Analysis :
- Support in preparation and review of the annual business plan, leasing plan, capital programme and operating budgets for the asset.
- Provide analytical support / conduct return analyses for the assets on a monthly/quarterly basis with the senior management.

- Monitor and analyse NOI, expense, debtors and other variances through monthly and quarterly reporting, and summarize findings to the appropriate department.
- Maintain a full lifecycle financial model for the operational asset, and conduct ROI analysis for any special initiatives such as rezoning exercises, asset enhancement, technological upgrades, etc.
- Review and monitor operating reports, financial statements and tax returns, internal audit reports to evaluate impact on asset performance.
- Participate in the due diligence review for any asset enhancement activities, lease reviews, operation reviews and HR matters.
- Ensure proper knowledge management practices, competition updates, market overviews, as relevant for the operational asset etc.
Qualifications / Experience Required :
- 8-10 years of work experience in a Real Estate focused investment/asset management profile / institutional commercial real estate players would be an added advantage.
- Good knowledge in financial modeling and presentation skills.
