Job Description
The Commercial Title Examiner performs advanced title examinations and analysis for complex commercial real estate transactions. This role requires a high degree of accuracy, sound judgment, and deep knowledge of title matters to ensure the delivery of clear, comprehensive, and high-quality title products. The examiner will focus on understanding customer needs, addressing niche commercial requirements, and ensuring optimal quality and cost efficiency while supporting First Americans standards for service excellence.
Title Examination
- Conduct detailed and comprehensive examinations of commercial property records, including deeds, easements, liens, general index, tax records, plat examining, and related documents.
- Review and validate chain of title, legal descriptions (well versed with all types of legal descriptions), surveys, and other instruments to produce accurate title commitments.
- Analyze complex, multi-parcel, multi-site, or specialized commercial transactions with a high degree of competency and independence.
- Apply First American underwriting guidelines consistently to ensure quality and risk mitigation.
- 3+ years of title examination experience, with significant exposure to Full Search (Minimum 30 Years Search Standard) transactions preferred.
- Commercial real estate or legal experience and familiarity with multi-state transactions are highly beneficial.
- Support specialized commercial segments such as hospitality, industrial, multifamily, office, retail, renewable energy, telecommunications, or utility infrastructure.
- Provide examination insights for complex developments requiring ALTA/NSPS survey coordination, special endorsements, or unique risk analysis.
- Serve as a resource for team members seeking guidance on high-complexity or unique title matters.
- Demonstrate a strong commitment to understanding and meeting the expectations of commercial clients, attorneys, lenders, brokers, and internal partners.
- Provide clear, timely communication and guidance regarding title findings, special requirements, or potential issues.
- Anticipate client needs and adapt examination efforts to unique or niche commercial property types.
- Uphold First Americans reputation for professionalism, service excellence, and customer-centric problem solving.

Educational Qualification
Minimum of 15 years of formal education – Graduate
