About The Role
As a General Manager – Pre-Construction Phase (PCP), you will oversee the entire PCP value chain from Pre-Technical Due Diligence to project handover. You will manage TDD, Concept Design (CD), Schematic Design (SD), Detailed Design (DD), Good for Construction (GFC) stages, ensuring timely, high-quality project delivery. You will handle multiple projects within the defined cluster in the region, including plotted developments, to bring joy to customers.
Key Responsibilities
Drive Pre-Construction Process
Drive Pre Construction Process ( PCP )from Operation point of view for WE Zone ( Pune 1, Pune 2, Nagpur, Ahmedabad, Kolkata & Plotted Development )
Technical Due Diligence process
Drive Technical Due Diligence (TDD) process at the business development stage, including survey, MEP diligence, soil investigation, cost and time feasibility assessments
Identify operation risks and develop mitigation strategies
Engineering design development
Coordinate with the Design team to drive engineering design efficiency and evaluate the best constructible design options through CD, SD, DD and GFC stages
Develop cost and time-efficient parameters during the design finalisation process
Integrate formwork strategy and logistics planning into the design
Design cost-effective solutions for mid and affordable segments
Drive efficient engineering services (structural, MEP, infra, façade)
Establish and measure parameters to continuously improve the design
Innovate and improvise designs to meet customer expectations regarding product and quality
Benchmark best market practices on design development and turnaround drawings with efficient and fast TAT
Manage consultant appointments to ensure the best services, including peer review services
Adhere to the established PCP Design SOP
Be responsible for managing efficient formwork inventory and planning
Bill of Quantities management (BOQ)
Convert coordinated design into a Bill of Quantities (BOQ) while ensuring compliance with the approved budget
Ensure the sufficiency and adequacy of the engineering design to avoid deviation and amendments during the execution stage
Cost optimisation
Establish Engineering Cost Leadership by optimising design efficiency across projects within the Zonal portfolio, spanning different stages of design and construction within the WE zone
Drive, monitor and control sub-functions in PCP, including costing and budgeting, contract award and administration and engineering services
Lead the cost optimisation agenda for the cluster, supporting business objectives and fostering synergy between engineering, contracts and architectural design
Advocate and implement PCP SOP across functions, regional offices and the head office from an operational perspective
Cultivate a culture of commitment, innovation, trust and collaboration within the team
Value engineering
As the PCP Head, foster a Value Engineering mindset and adeptly handle challenging and ambiguous situations
Add value to the business across the entire operational value chain, from the inception stage during Pre-TDD, TDD, through all design stages, and during project execution until completion and handover to customers
Analysis
Handle MIS, budget control, cost analytics, AOP(Annual Operating Plan) process, SAP, ASTA (planning tool), documentation and control change management
Coordination
Ensure smooth and timely delivery of drawings and decisions to avoid construction stoppages due to PCP issues at all execution sites within the cluster
Process adherence
Maintain a high level of process orientation to effectively manage the scale of operations in the WE Zone within the Operations domain
Adhere strictly to company-defined guidelines and processes
Meet project timelines consistently
Facilitate cost-efficiency initiatives at project sites
Facilitate and support construction and execution efficiency
Support the execution team in completing project preliminary works such as soil investigation, site surveys with contours, MEP studies, HFL studies, site clearance, boundary setting and fencing, all necessary to initiate permanent project works
Coordinate for the Marketing Office and Sample Apartment (MOSA) as per design requirements and ensure timely delivery to support the project launch
Actively seek cost optimisation opportunities and apply a value engineering mindset to improve the current product, fostering this culture within the team
Take responsibility for removing obstacles that hinder work progress by planning proactively, assessing risks and implementing mitigation of strategies
Provide continuous guidance to the site team, offering direction, timely decisions, technical solutions, and leadership to ensure the successful completion of projects with agility, adaptability, a solution-oriented mindset, and collaboration with other teams
Foster teamwork, synergy and a learning culture with a strong emphasis on cross-learning
Maintain a high focus on delivering a high-quality product within committed timelines to achieve a high Post-Possession Net Promoter Score (NPS)
Manage Local Area Management using personal influencing skills , networking , and liaisoning, to ensure uninterrupted work execution at all sites
Process improvement
Embed a culture of innovation and adaptability to meet business needs as a fundamental aspect of the team’s DNA
Continuously seek opportunities for optimisation, upgrading processes, and enhancing agility in cost efficiency and construction ease
Identify processes and procedures within your own work area that require improvement
Recommend ideas for process improvements to streamline efficiency, reduce costs, and boost productivity
