About the Investment Team @ GV
The Investment team at Godrej Ventures is responsible for end-to-end investment management across geographies and asset classes. The role of the investment team involves all stages for a transaction - origination, negotiations, structuring, business plan formulation and approval, due diligence, documentation and deal closure. Investment team members lead multi-functional teams to deliver deal closures and contribute to growth of the firm. In addition, the team also leads multiple business development projects as well as strategic initiatives and also supports the asset/fund management team by creating new investment themes and products.

Role Summary:
Responsible for sourcing and closing investment transaction and independently handling a host of activities in the investment value chain including engaging with various market participants, negotiations, financial modelling, preparation of deal and fund level collateral, market research and analysis, due diligence and documentation.
Responsibilities:- Generate actionable pipeline of investable opportunities in commercial real estate
- Independently manage transactions and negotiate with land owners, IPCs
- Evaluate the pool of potential deals generated by team and provide inputs on the deals to be pursued
- Prepare and negotiate Terms Sheets and other negotiation documents as may be required on a case-to-case basis
- Involve in negotiating with landowners / JV partners during the course of the transaction and during definitive documentation stage to enable deal closure Modelling and Analysis
- Create the financial models and determine the appropriate return
calculations basis the partnership model adopted
- Analyse the market in terms of competition & product Due Diligence, Documentation and Closure
- Drive the timely and accurate verification of title of land parcel
- Collaborate with and analyse the inputs from design, development, leasing teams on deal feasibility analysis, product mix, pricing strategies
- Monitor the due diligence is conducted accurately and all the associated risks are highlighted and mitigated appropriately
- Prepare and present investment memorandum for the Investment Committee to take a decision on the deal
- Negotiate deal documentation and conclude CPs to effect deal closure
Prior experiences preferred:
- Real estate sector preferably in CRE development cycle.

- Market relationships with IPCs, other intermediaries and local brokers.
Skills Required:
- Team player.
- Financial modelling and analysis.- Ability to create an investment thesis and business case.
- Strong oral & written communication and presentation skills
Qualification & Experience:
- MBA or CA/CFA with 10+ years' experience in RE private equity / development platform / RE investment banking
