Field Estate Associate

Role & responsibilities:

• Lease Management: Execute new leases/LOIs, handle renewals, rent revisions, extensions, and SLA/TAT adherence.
• Landlord Relations: Maintain strong relationships; manage escalations, rent/arrear negotiations, NOCs, utility access, and issue closures.
• Compliance & Permissions: Ensure all statutory approvals, right of way (ROW), local body permissions, and encumbrance-free documentation.
• Dispute Resolution:
  
  Address legal/possession/encroachment issues in coordination with Legal & Ops; minimize site downtime due to estate issues.
• Documentation & MIS: Maintain accurate lease database, digitize documents, track expiry/renewal pipelines, and publish weekly/monthly MIS.
• Cost Optimization: Support rental benchmarking, re-negotiations, co-location synergies, and OPEX control without impacting operations.
• Cross-Functional Coordination: Work with Legal, Finance, SCM, Operations for PO/PR, payments, stamp duty, and audit readiness.
• Audit & Controls: Ensure policy adherence, zero non-compliances, timely audit closures, and record-keeping for inspections.
• Field Execution: Regular site visits for surveys, landlord meetings, verification, possession/hand back, and document sign-offs.
• Safety & Ethics: Follow HSE norms, company code of conduct, and ethical engagement with all stakeholders.

Skills:

• Strong negotiation & communication (local language proficiency preferred)
• Solid understanding of lease terms, stamp duty, registration, municipal processes
• MS Excel, Lease/MIS tools; exposure to SAP/ERP preferred
• Problem-solving, resilience, and stakeholder management
