Job Description

Role: Business Development Manager

Sector: real estate

Location: Thane, Mumbai

Client: Growing Developer in Real estate which operates primarily in the Mumbai Metropolitan Region (MMR) with projects in Thane, Bandra, Mahim, Sion, Wadala and nearby micro-markets.

Focuses on

mid-premium to luxury residential housing, targeting urban buyers seeking quality construction and timely delivery

  • Experience of working with IPC & Property Consultants & Real Estate Developers

  1. Land sourcing/identification, Generating leads by networking with International Property Consultants (IPC), financial institutions, brokers, relationship with corporate houses, other land aggregators, promoters, tracking opportunities in newspapers

  2. Meeting with land owners to understand expectations and profile, Filters/shortlists leads and recommend for offers as per company defined criteria and business requirements, Conducting site visits
  3. Deal Pitching, Structuring, Negotiation & Closing for the proposals depending on the scale, location & asset class of project, Feasibility studies & evaluating JDA and JV models, Conducting preliminary due diligence for the lead -zoning, access, location
  4. Project site visits, Coordinating with Design and Sales team for inputs on product mix, pricing, costs, Land owner meeting and complete presentation of proposal with due diligence, Project topline and project profitability, Presentation to higher management
  5. Increasing the strong network with International Property Consultants (IPC), financial institutions, brokers, Corporate houses, other land aggregators, promoters, Motivating the new land brokers offer new deals exclusively for the Raymond, Maintaining very cordial & healthy relationship brokers
  6. Preparing the business case proposal for new opportunity covering areas like, pricing, Sales velocities, ticket size, risk assessment, profitability, investment, Market understanding & analysis w.r.t pricing, supply-demand trends & project analysis, Product differentiating by thorough market analysis i.e., Loading factor, Carpet Area and pricing break up parameters, Product recommendations by thorough market dip-stick & analysis
