- Project Cost Control & Escalation Management
- Establish real-time project cost monitoring dashboards integrated with SAP.
- Investigate and analyze recurring cost escalations; propose corrective measures.
- Institute zero-based budgeting and rolling forecasts to track project cost evolution.
2. Financial Planning & Business Partnering
- Develop detailed budgets and financial models for each project phase (pre-construction, execution, completion).
- Partner with project managers and procurement teams to align cost estimates with market benchmarks.

- Provide scenario-based financial projections for scope changes, delays, and material price fluctuations.
3. SAP-Based Financial Management
- Ensure complete and accurate mapping of cost centers, WBS elements, and project budgets in SAP.
- Drive improvements in SAP usage for budgeting, procurement, and cost monitoring.
- Lead internal SAP finance process enhancements to bridge field data with finance reporting.
4. Reporting, Governance & Compliance
- Deliver timely MIS, variance reports, and consolidated project P&Ls to management.
- Ensure adherence to IFRS, UAE VAT, and other statutory construction finance regulations.
- Coordinate with internal audit and external auditors for project-specific and year-end audits.
5. Working Capital & Cash Flow Management
- Forecast and manage project-level cash flows, supplier payments, and subcontractor dues.
- Liaise with banks to manage performance guarantees, project financing lines, and LC arrangements.
- Monitor advance recovery and project milestone billing to ensure healthy cash cycles.
6. Strategic Financial Insight
- Evaluate financial viability of new project bids and JV opportunities with the real estate business.
- Prepare financial impact assessments of value engineering, redesigns, or contractor changes.
- Support CEO/CFO with board-level presentations and decision-making materials.
7. Leadership & Cross-Functional Collaboration
- Mentor junior finance staff, enforcing discipline in reporting and controls.
- Coordinate with Engineering, Procurement, and Project Management Offices to align financial and execution priorities.
