Job Title: Business Development Manager, Property Acquisition (Retail Stores)
Location: Chennai/ Hyderabad.
Department: Business Development/Expansion.
Job Purpose:
To identify, evaluate, and acquire potential retail store locations that align with the companys strategic
expansion plans. The role involves end-to-end management of property acquisition, including market
mapping, site visits, negotiations, and documentation to ensure timely and cost-effective store
openings.
Key Responsibilities:
- Market Research & Site Identification:
- Conduct in-depth market analysis to identify high-potential retail catchment areas.
- Track new developments and competitor presence to source optimal retail locations.
- Property Evaluation:
- Conduct site visits and feasibility studies to assess footfall, visibility, accessibility, and
commercial viability.
- Coordinate with internal departments (Operations, Legal, Finance, and Projects) for
site assessment and approvals.
- Liaison & Negotiation:
- Engage with property owners, brokers, and developers to acquire retail spaces.
- Negotiate lease/rental agreements, terms, and commercials aligned with the company
standards.
- Documentation & Legal Coordination:
- Ensure timely collection and submission of all necessary documents (LOI, agreements,
statutory clearances.
- Work closely with the Legal team for lease agreement vetting and registration.
- Project Handover:
- Coordinate with the Projects and Store Operations teams for a smooth handover of sites for
fit-out and launch.
- Reporting & MIS:
- Maintain a tracker of potential, ongoing, and closed deals.
- Provide weekly updates on progress, challenges, and new opportunities.

Key Requirements:
- Education: Graduate/Postgraduate in Business Administration, Real Estate, or a related field.
- Experience: Minimum 46 years in business development or property acquisition in the
retail/FMCG/QSR industry.
- Skills:
- Strong negotiation and communication skills.
- In-depth knowledge of local real estate and commercial leasing practices.
- Proficient in MS Office and reporting tools.
- Ability to travel extensively within assigned regions.

- Result-oriented with a strategic mindset.
- High degree of ownership and accountability.
- Excellent interpersonal and networking skills.
